We certify that you will NEVER have to pay two leasing fees in the same 12-month period. The only exceptions would be a military relocation, state-required termination clause, or an owner-approved short-term lease.

If your tenant pays their lease rental payment in full by the 1st of the month in which it is due our accounting team will process those funds by the 10th business day of the month or you will receive a credit equal to that month’s management fee. Exceptions are if a State or Federal Holiday lands on the 10th, it will be processed the next business day.

We don’t get paid until you get paid. With EPM you will have peace of mind, knowing that we are working hard for you and you will not need to pay us until you get results. Exceptions are for maintenance repairs or anything agreed to upfront.

We guarantee we’ll rent your home in 20 days or less with the right tenant or you will receive 1 month of free management fees.

The conditions are simple.
1) The home must be vacant.
2) The home must be rent-ready; the 20-days starts on the first day the home is move-in ready.
3) The rental price is agreed upon between both EPM and the owner.
4) The home must be pet friendly with a maximum of 2 approved pets.

We are proud of our screening process and tenant oversight. We offer a guarantee that if at any time we are in a position to have to evict your tenant that we screened and placed, we will cover the costs of the associated fees involved with evicting a tenant. Additional coverages are available as well. Additional fees may apply depending on your current package.

We offer a guarantee that any damage caused to the home, above normal wear and tear, resulting from the approved pet(s) that is not covered by the security deposit will be covered up to $3,000 by EPM to make necessary repairs on behalf of the owner. This excludes any Service Animals per Fair Housing Guidelines. Additional fees may apply depending on your current package.
